China Overseas Land & Investment Reports H1 Profit of RMB 7.03 Billion

China Overseas Land & Investment Limited reported a profit attributable to shareholders of RMB 7.03 billion for the first half of 2026, a decrease of 16.2% from RMB 8.60 billion in the first half of 2025. The results, detailed in the company’s interim report filed on September 11, 2026, also show a decline in contracted property sales to RMB 134.35 billion, down from RMB 120.15 billion in the corresponding period last year.

The company’s net gearing ratio rose to 28.4% as of June 30, 2026, increasing from 27.2% in the first half of 2025. Equity attributable to shareholders of the company stood at RMB 386.62 billion, a slight decrease from RMB 392.68 billion during the same period last year. The company operates property development businesses across 84 cities in mainland China, as well as in Hong Kong and Macau.

These figures come as the Chinese property sector continues to navigate a period of adjustment. The decline in profit attributable to shareholders, coupled with the increased net gearing ratio, suggests a tightening operating environment. Contracted sales, while down year-on-year, indicate continued demand for property despite broader economic headwinds. The company's structure includes property development, commercial operations, and other operations in multiple locations.

In addition to the interim report, China Overseas Land & Investment Limited received approval from the Hong Kong Stock Exchange on September 11, 2026, for a proposed spin-off, signaling a significant restructuring initiative. A separate filing announced the forfeiture of unclaimed dividends from 2020, a standard corporate procedure.

The reported decrease in profit alongside a rising net gearing ratio reflects the challenges faced within the Chinese property market. The decrease in profit attributable to shareholders, from RMB 8.60 billion to RMB 7.03 billion, highlights a contraction in profitability, while the increase in net gearing, from 27.2% to 28.4%, indicates increased leverage. These trends should be monitored in subsequent reporting periods, particularly given the broader economic conditions impacting the real estate sector.
