China Resources Land Sales Dip, Rental Income Rises in September
China Resources Land reported an 11.9% year-over-year decrease in gross contracted sales for September 2026, totaling approximately RMB15.50 billion. Contracted gross floor area (GFA) also fell significantly, down 31.5% year-over-year to 0.418 million square meters. Despite the sales decline, the company’s recurring revenue rose 9.5% year-over-year to RMB4.49 billion in September, bolstered by a 7.9% increase in rental income from investment properties, reaching RMB2.97 billion.
For the first nine months of 2026, gross contracted sales reached RMB164.60 billion, representing a 6.6% year-over-year increase. However, contracted GFA for the same period decreased by 22.0% year-over-year, reaching 4.471 million square meters. Cumulative recurring revenue for the first nine months of the year grew 7.5% year-over-year to RMB39.94 billion, with rental income from investment properties climbing 10.6% year-over-year to RMB26.72 billion.
These figures come amidst ongoing challenges in the Chinese property sector, where government interventions – including lowered interest rates and capital injections into state-owned banks – seek to stabilize the market. Broader economic concerns and developer debt continue to weigh on investor sentiment. China Resources Land’s contrasting performance – declining sales alongside growing rental income – suggests a potential shift in the company’s revenue mix towards more stable, recurring sources.
The reported decline in contracted sales, coupled with the reduction in contracted GFA, indicates a softening in demand for China Resources Land's properties. However, the continued growth in recurring revenue, particularly rental income, demonstrates resilience in the company’s investment property portfolio. The divergence between sales and rental performance positions the company to rely more on stable income streams in a volatile market.
