China Resources Land Sales Rise 40.2% in August, GFA Declines

China Resources Land saw a significant 40.2% year-over-year increase in gross contracted sales for the month of August 2026, reaching approximately RMB18.50 billion. This sales momentum, however, occurred alongside a 10.8% decrease in contracted Gross Floor Area (GFA) to 0.481 million square meters, suggesting a shift toward higher-value properties within the sales mix.

For the first eight months of 2026, the company’s gross contracted sales totaled RMB149.10 billion, an increase of 9.0% year-over-year. Despite the sales growth, contracted GFA for the year-to-date period declined by a more substantial 20.8% to 4.054 million square meters, reinforcing the trend of a changing sales composition. This divergence between sales value and volume is a key point for investors, potentially indicating a strategic focus on higher-margin developments or a response to market conditions favoring premium properties.

Beyond property sales, China Resources Land’s recurring revenue demonstrated continued growth. August 2026 recurring revenue reached RMB4.57 billion, up 7.1% compared to the same period last year, with rental income from investment properties contributing RMB3.02 billion, a 6.1% year-over-year increase. Cumulatively, for the first eight months of the year, recurring revenue totaled RMB35.45 billion, an increase of 7.3% YoY, fueled by RMB23.75 billion in rental income – up 11.0% year-over-year.

The combination of increased sales revenue alongside declining GFA coupled with growth in recurring rental income highlights a strategic shift in the company’s business model. While the growth in contracted sales is encouraging, the substantial decline in GFA warrants further scrutiny to understand the long-term implications for revenue sustainability. The continued growth in rental income suggests a strengthening of the company’s asset base and its ability to generate stable, recurring cash flows in a challenging real estate market.
