Vonovia Shares Plunge as Growth Outlook is Downgraded

Shares of Vonovia SE tumbled to a decade low of €15.26 on Thursday following a cautious outlook revision, as the company anticipates weaker growth and faces headwinds from rising interest rates and a sluggish property market. The revised guidance projects adjusted EBITDA for 2026 in the lower half of its previously stated range of €2.95 billion to €3.05 billion. Looking ahead, Vonovia now expects only slight growth in 2027 and anticipates results in 2028 will land at the lower end of its existing €3.2 to €3.5 billion forecast range.

The downward revision reflects a challenging environment marked by higher financing costs, declining property valuations, and increased competition from interest-bearing securities. The company also acknowledged that organic rental growth will likely be weaker than previously anticipated in 2026, occurring amidst ongoing debate surrounding the potential municipalization of large corporate housing portfolios in Berlin. This situation adds further pressure on Vonovia to moderate its ambitions.

Analysts have responded negatively to the news. Jefferies analyst Pierre-Emmanuel Clouard characterized the announcement as a “reset of growth ambitions,” particularly for the medium-term outlook. Berenberg Bank significantly cut its price target from €34.50 to €23.00 while maintaining a ‘Buy’ rating, citing a robust rental business despite the lowered expectations. Concerns linger regarding potential debt reduction strategies, including possible dividend cuts.

The broader context includes a challenging macroeconomic environment, with rising interest rates impacting property valuations and buyer demand. The prospect of expropriation of approximately 160,000 apartments in Berlin, a plan advanced by the Left party, adds to the uncertainty, potentially leading to lengthy legal battles and unclear compensation terms. The company reported that its third-quarter adjusted operating result reached €2.19 billion, a 3% increase year-over-year, but this was overshadowed by the lowered guidance.

Vonovia’s revised outlook underscores the sensitivity of the German housing market to rising interest rates and political pressures. The company’s shares have now lost around 36% in value year-to-date, reflecting the diminished expectations for growth and profitability in the current environment.
